We want to knockdown the current porch at the front of the house, then build a downstairs cloakroom of approx. 2mtrs x 2.5 mtrs in its place, the room will join the hall way. The extension will dot go any further forward than the bay window we have at the side of the current porch.

In order to allow for the above we will need to move the front door to the front left side of the house, as part of the above extension.

Will we need planning permission to achieve the above.

To be honest, I don't know, so safest to ask the Planners. Your LA may have a free booklet on what they consider acceptable ... lots of drawings.

You WILL need Building Regulations approval for the cloakroom itself, cutting the new doorway, and connecting the WC. You will need an architect ... or an Architectural Technician (who will probably charge less than an architect, and not regard YOUR project as HIS blank canvas. Google or browse BT's Yellow Pages).

In the scale of things, it would be worth the relatively little extra to go for full PP, it will be so much tidier if/when you come to sell.

For Building control, You can do this all on a Buikding Notice without fancy drawings. However you need a good builder who knows what the Building Inspector wants to see. You can provide a simplified sketch with your building notice. And get your builder to annotate it with the product spec he likes to use, (Brick/block types, insulation) and the type of foundations/raft he is proposing for you.
