40 CMs over?

Hi guys,

Our original architect plans were created so as to create a permitted extension (sunroom). Now, with Aprils latest updates we find that our Sun Room (the drawings) are 40 cm over the new allowed limit of 4 meters. We originally had the room within the allowed "cubic meters" rather than the height.

We would like to know if we should now change these drawings to bring the roof pitch down from 4.4 meters to 4.0 meters or would we still be able to proceed with the original design without any incident?

We would worry that if someone somehow noticed the additional 40cm would planning permission ask us to remove the roof off do it again?

Please share your thoughts or expertise on this.

In order to constitute Permitted Development, your extension must not exceed 4m in height. Whilst an increase of 40cm is unlikely to be perceptible in terms of its visual impact, it would still technically require planning permission. The risk if you proceed is that the Local Authority may either request a retrospective application to regularise the works, or in the worst case would serve an enforcement notice.
