Conversion or demolition

hi, a small gate house has an old planning permission for conversion into a habitable dwelling, which for various reasons is still extant. The permission is for conversion only (not demolition and rebuild).
The gate house cannot be converted as it is, it needs to be demolished and rebuilt because of subsidence.
My question is, does it need a full planning application from scratch, i.e. like if the existing one is not extant?

Yes, it would require a new Full application but obviously no harm including a supporting or Planning statement, which makes reference to the extant approval.
