Hi,
I have been reading the planning portal as I'm trying to work out if i need planning permission to build a second floor onto an existing side extension.

As its a side extension the planning portal suggests that it would be covered under permitted planning permission if it is a single story extension.

Whats not clear is the definition of a single story. Is it ground level only, i.e whats already there or does it mean a single floor, i.e. I want to build another single floor on top of an existing floor.

Just for reference i know the foundations are correct as we put them in originally and are the same as the rest of the house which is two story. The distance to the border from the side is around 25 meters, the upstairs is all rendered and so will the extension be and the new roof will not exceed the current height of the existing roof.

Any pointers would be appreciated.
