Extending a bungalow

Hello,

I am wondering if I would need planning permission to extend a detached bungalow that was originally built in the garden of a large property and was sold off with it's own 44' garden.

Basically I would like to build an extra 3 to 4 meters into the garden at the rear of the bungalow to add an extra room.

Based upon the information you have provided, you may be able to build the extension without applying for planning application.

As long as your extension does not exceed 50% of the total area of land around the house, and the depth and (max) height of the extension do not exceed 4 metre, as well as not being higher than the existing bungalow, there is a good chance planning permission is not required.

However, they are a number of other controls and I am not aware of the full circumstances of your property (e.g. does the rear of your house front a highway or is the extension within two metres of the boundary); depending on the answer, permission may still be required.

Also, as you mention that your bungalow was built within the garden of a larger property, it will be necessary to check with the Council that your Permitted Development rights have not being removed.
