installation of fireplace and erection of chimney

Living in a conservation area in the country, I assume I would need both planning, and building regulation process procedures put in place to have a fireplace hearth, and its chimney built.
Are there pitfalls, or things others can advise on, people to contact, or troublefree advice on offer?
