I want to rebuild an existing porch due to disrepair. The porch does not meet the criteria for permitted development as it sits less than 2 meters away from the house.
I contacted my local planning office to check if I could rebuild on the existing footprint and was told that I would need planning as its classed as a new build. I have been told by many builders that planning is not required when building on an existing footprint.
Has anyone else experienced this situation.
