Neighbour built without planning permission

I bought a house in December, a year prior the neighbour knocked down their garage which was joined to mine by a 3rd party wall, they set their garage back and rebuilt their garage higher, they built it that close that the roof comes over our existing garage where rain water falls off and onto our roof, they have also knitted their garage onto the back of ours which means we can never knock our garage down if we wanted to. The garage also comes into our land by 7" in width and about 3 metres in length, and they have carried on with a fence. All of this has been buult without planning permission, I have raised this with the council who has made them put a retrospective planning application in, and we have obviously objected. Where do you think we stand with this? Thankyou

I think this is theft.
We have much the same problem. The planners have approved construction on our land. And the builder has commenced and visited my 85 year old parents twice to get them to sign the land over. But my folks want to keep it.
I just think that if planners are allowed to approve plans on land not belonging to the applicant, it is tantamount to encouraging theft or allowing huge legal costs to develope between both sides. I think it’s massively irresponsible of planners.

Its really not right at all. The planning department have advised me that they can approve this build but what has come to light is the neighbours buult between the time of the previous owner dying and me purchasing. My solicitor has advised that this cannot happen, nothing is in writing therefor not legal so I would advise you speak to a solicitor like I am at the moment. I hope you get this sorted !
