I had a garage conversion and side extension built both came under permitted developemet but we decided to get p,anning permission from the local authority and use their people to do the building regs approval both passed and the extension was duly sighed off.
My concern is that our architect submitted the drawings etc and on them he designated A study,a shower room and a snug.
However when it was built we put a kitchen in as well Being oblivious to what his drawings said,
How do I fair with the authorities ?

Have you created an annexe?

What is the difference between an annexe and an extension ?

Hi Damien,I have researched it a bit more thoroughly.
We have not intentionally built an Annexe.
In the building inspectors detailed report she says that the garage conversion and the side extension could have been built under the house permitted developement rights.
So I am led to believe that under permitted developement it would be classed as ancillary to the main house and is merely an extension to the original house and extends the facilities of the main house.
When my wife and I stay there when we come to the Uk to see our family and we sleep in the extension study, we are merely sleeping downstairs as we cannot manage stairs due to our age
Thanks for your comment it got me to look at a totally different view,
Please comment on what I just wrote if you want to

I can’t see it being an issue. Worst case, the kitchen may have to be removed if/when the property is sold. However and in most cases, indemnity policies are taken out by homeowners for certain things that have not gone through the formal Planning or Building Regulation channels.
