I currently have an outbuilding which was erected by the original owner of the property in the mid '70's. It is timber construction on a concrete base (no footings). I wish to replace this with a slightly larger building. Could you advise 1) Do I need planning permission (I dont believe this was ever opbtained initially) 2) Can I increase the footprint area with / without planning. 3) If I can replace the building does it have to be of the sdame construction.
Many thanks
