Our property extends on both sides of our neighbours house and beyond the bottom of their back garden. i.e. their property shares a common boundary with ours on three sides.

To the side of our neighbours garden we have two large sheds in an unsound condition. They are 1m from the common boundary. One shed is block built and 3m in height. The other is 4m high. Together, the length of the sheds is 18m

We wish to replace these sheds with a block built garage of 24m with an upper storey gym room extending half the length in the middle.

The garage height would be 2.8m at the eaves and 3.9 at the crest. The upper floor would be 5.3m eaves, 6.4 crest.

Given the height of the existing buildings, would we be able to build this in the same place i.e. 1m from the boundary or would the 2m rule apply, restricting us to a maximum height of 2.5m?

A replacement is treated as a new build so the PD rules would apply restricting you to an overall height of 2.5m if positioned within 2m of a boundary.

Also note even if you were 2m away, outbuildings can only be single storey.
