Retrospective planning permission

I've recently viewed a property and I'm interested in buying it, one big problem is that the estate agent has advised that the developer had planning permission to build a 3 bed detached bungalow however ended up building a 6 bed detached house. Since then it's now with their 'corporate client' habitable and up for sale at a reduced price . I'm not fully sure if building regulations have been followed with this as I'm waiting for that question to be answered however probably not or it would have been noticed the development had changed . Would retrospective planning permission be granted on this or if I buy will the bulldozers come in ? Thanks
