Summerhouse

At least 30 years ago there was a shed about 15m from my house. This was demolished about 15 years ago and a polytunnel put in its place. This has now gone and I plan to put a summerhouse in its place. I am going to use this as a sort of dining room as my house is tiny and I can't entertain friends. Would I need planning permission for (a) building it (its below the height limits) and (b) using it as a dining room?

Hi Lesley,

You say that your house is tiny. But how big/small is your garden?

PD allows you to build over half the area of your GARDEN (Include the front garden in your calculations, if you have one) less any previous extensions or outbuildings. Any building within 2 metres of a boundary must not be more than 2.5 metres high at any point, measured from the highest ground level if the ground slopes.

Any new electrical circuit will need to be approved by a competent person.

I'm not sure about water.

A back-lane (if there is one) MAY have to be taken into account.

You are best asking whoever is going to provide the building, if you are buying a wooden, or prefabricated concrete, shed.

Using this like a "beach hut" is one thing. Letting someone sleep in it may be something else.

We are building a 36 sq metre extension to a terraced house with a 30 metre x 5 metre garden Will I need planning permission to attach a conservatory to this extension?
