Not my property.
Attached are the lines where I plan to build the extension, demolishing the existing conservatory. The purple line is where the current fence sits.
I've also attached the Title Plan, the red lines show the boundary lines.
The Title Register says this: "The land tinted pink on the filed plan has the right of way over the part of the side passageway not included in the title". Under section A and also "The part of the side passageway included in the title is subject to rights of way" under Section C of the Title Register.
The current owner also had planning permission approved for this in 2020, now lapsed. Attached is the architects drawing but I can't see it being accurate: the fence isn't in the right place, and a width of 5m as indicated by the scale means the extension would extend to half the width of the garage.
Does approval mean that indeed, it can be built slightly beyond the purple line?
