I would be grateful for any initial guidance please.
Our house, which has been previously extended, has the "front" door on the side of the property.
Immediately as you look out of the door we have one shed straight ahead and another larger shed just to the right. The days are numbered for one of the sheds.
What we would like to do is replace the two sheds and the small gap between with a block built outbuilding in a sort of L shape. None of the new outbuilding will be forward of the front line of the house. As it would be within 2m of the boundary, we would need to keep it below 2.5m or apply for planning permission.
At the moment, there is a walkway between the house and the sheds. What I would ideally like is for the house to be joined to the new outbuilding using an enclosed porch. However, as it is on the side of the house and behind the front line, does the 3 square metres external area rule still apply (it would be more than 3 square metres) or would it be considered an extension under permitted development? Effectively, it would be attached to an existing extension and join onto the new outbuilding.
