I am in the process of purchasing a late victorian house whcih has a cellar conversion. The condition and workmanship appears good, however it may be that bulding regs were not met. The solicitor is looking into this but I would like any comments and advice as to whether I should proceed with the sale if a certificate of approval is not presented.

Thanks

if your surveyor has not found any problems with the conversion, then purchase it. Has your solicitor asked for the original Planning Permission and Building Regs consent for the house ? of course not. so why be concerned about whether one element complies / has permission.....!?
