Changing large conservatory into extension

December 2021 we had a major water leak.

Most of the house needs work so we have decided to make our conservatory into part of the the kitchen with a roof. 1926 semi. The new part of the house using the footprint of the existing conservatory would be longer (by two meters), than the existing kitchen part.

The question is do we need planning permission? If we do this could be tricky as we need to get this extra work done at the same time as the other reinstatement work. We’ve not been able to speak to anyone in planning or work out from the planning portals if we can do this. It would mean the roof on the old conservatory footprint would be 2 meters longer than the adjoins existing one.

Any help would be appreciated.

Impossible to say with the information provided. You’d need to review the PD rules for extensions and determine whether it would meet them all. To have that piece of mind, you would need to submit a Lawful Development Certificate application to the Planning department.

The works will require Building Regulations.

To convert a large conservatory into an extension, you will need to obtain planning permission and ensure that the necessary building regulations are met. and you should also consult with a professional builder to make sure the conversion is structurally solid and meets functional standards.

If the replacement extension meets the PD requirements, it will not require Planning.
