Demolishing to retain planning

Hello. I have an old Bungallow built some 50years ago on agricultural land. Decided to demolish it to build new. Have been advised that once demolished will require a new planning permittion to build.
What parts of the building I shall retain in order to keap it as existing dvelling to retaing existing planning in place ?

Of course a replacement dwelling will require a Full Planning application. Are you asking how much of the existing dwelling needs to be retained in order for Planning to treat it as an extension?
