Do i need PP to change the pitch of a porch roof?

I have a "double fronted" detached property. the left side windows are bay windows ground and first floor. The right side has a flat 3 panel window on the first floor, however there is an integral garage underneath. The porch extends 1m out from the front rise of the property and so does the integral garage. As a result, the porch and front 1m of the garage share a combined pitched roof.

I would like to convert the garage into a room, and put a window in place of the door. However, due to the pitched nature of the roof, it would mean the window would be at an unequal height to the bay window on the left side of the property.

I would like to redo the roof of the porch and garage which only extends 1m out from the building, but to a much shallower gradient (maybe 1:40), which would allow me to place a window at a similar height to the bay window, making the house more aesthetically symmetrical and pleasing.

Any roof enlargement which is forward of the principal elevation requires Planning. An example is if you have a front porch with a flat roof and intend on changing that to a pitched roof.

The roof is not being enlarged.

Currently, its a mono-pitched roof/ lean to style roof, falling to the front. The gradient will be changed so it is less steep, to more of a flat roof with a 1:40 slope.

I hope that makes sense?

As it is still a change to a roof forward of the principle elevation, it would still technically require Planning.

Interesting, i was under the assumption bay windows and pre exiwting porches etc were included in the principle elevation.

“Original” which is not necessarily “existing” elements may well form the principle elevation. But a change to their roofs would usually require Planning. The only way to be sure is to submit a Lawful Development Certificate application. But if that is refused after 8wks, then you have no choice but to submit a Householder application. Or save the potential delay with PD/LDC and submit a HH application.
