Garage in L-shaped garden

Hi,

My house is the next building from the corner of the street and I have an L-shaped rear garden connecting to the perpendicular street. There is a garage built there with the entrance aligned with facades of houses on that street.

Question - can I extend the garage all the way to the street so that the door is aligned with the fence? It is not my front garden technically.. Do I need planning permission or can I build within permitted development for outbuildings?

Without sight of a plan, it sounds like you’re entering into the realms of a corner plot where there are two elevations that front highways…

Houses are shown in grey, and my property boundary - in red. I have an existing garage aligned with front elevations of houses on Street 2. Question: can I extend it to my property boundary on Street 2 (area marked with '?')

Ok, that’s better. You would require Planning as the Garage will be extending forward and closer to a highway. It doesn’t have to be your highway, i.e. the one that sets your postcode.

Thanks! Can you possibly point me to any regulations on this? All I could find for outbuildings is that they cannot be in front of the house's principal elevation. I don't think this is my case?

Planning may state your property has two principal elevations… the one at the front of the house and the other at the front of the garage. Not that dis-similar to the advice provided on Page 42 of the Technical Guidance document.

Your best way to “check” would be to submit a Certificate of Lawfulness application.
