Flue, Chimney or Soil and Vent PipeDo I Need Planning Permission?

Under the new regulations that came into effect from 1st October 2008, fitting, altering or replacing an external flue, chimney or soil and vent pipe is normally considered to be permitted development meaning it does not require planning consent subject to the following being met:-

  1. The installation of a flue is allowed if it is less than 1 metre above the highest part of the roof.
  2. If you live in a Listed Building or in a designated area and even if the work you propose is considered to be permitted development, please seek professional advice before undertaking any works.
  3. In a designated area, the flue should not be fitted on the principal or side elevation that fronts a highway.
