I wonder if I could get some advice please. My LPA is not willing to consider my householder application for an extention under the 'householder' category, citing that the scale of demolitions of original walls is so much that it stops being an extention and that it needs to be considered under a 'full planning application' for full demolition and a new-build.
I find this puzzling as a large percentage of original walls infact has been retained and I have no intentions to do full demolition and a new-build.
Is there any part of the law which can shed some light here, to define the limits of the application type 'The Householder Application for Planning Permission for Works or Extension to a Dwelling'? Is there anything in law which defines the limits of what one can and cannot apply for with this type of application?

See if you can argue/agree to having a Planning condition that those particular walls would need to be retained. Albeit the LPA may find it difficult to control. But it’s worth working with as opposed to against them.
