Hi, can anyone tell me what is the biggest wooden outbuilding (area wise) I can build without planning permission. I live in a detached house with just over an acre of land in the Maidstone area with no immediate neighbours. Thanks Paul

If the area around your home that you are referring to is 'garden curtilage' then you can put up a large building provided it is ancillary to the use of your home (e.g. home office).

Without knowing the full details (e.g. are you an AONB, Conservation Area, etc), this can be only general advice - there are no restrictions on the footprint but depending on the location from your boundary and the type of roof you choose, there are height restrictions that apply.

Broadly speaking, the 'Permitted Development' rules are flexible and allow for a wide variety of single storey buildings.
