Permitted Development or Planning Permission?

Can I add, through Permitted Development, a 1st floor to an original single storey annexed that we have on the side of our house. The single storey annexed is part of the original building and was not an extension.

The house is on a corner, so the side elevation fronts a highway as well.

There are no boundaries within 8 metres of the single storey annexe that we want to build on.

i want to build a porch on the front of our house can this be undertaken under permitted development thanks

Adding a porch does not usually require planning permission provided you are able to comply with the following 3 criteria - have a ground floor area not exceeding 3m2, a height of no more than 3m and that no part of the porch would be within 2m of the boundary of the property and the highway.

It is always worth checking that 'permitted development' rights have not been removed which is sometimes the case on newer properties and that other consents (e.g. Listed Building Consent) are not required.

Interested in your comment that permitted development rights have not been removed. I know my estate has had development rights removed but is not under Article 4 direction. What does this mean in regard to changing doors and window?
