Hi,

Can you apply for planning permission on Land that is being processed by the Land Registry?

Yes. For example, a Plannning application can be submitted for a new dwelling which is on land adjacent to or to the rear of another dwelling. Once approved, you then apply to the Land Registry to split the title.

If you put a steel in as per your planning permission you have already had granted is that classed as starting your extension then no 3 year restrictions on your plans?.

No as the installation of steels do not constitute (Planning) development. In order to make a Planning approval extant, you would need to make a material start.
