Sherpatds hut

I would like to buy a plot of woodland or agricultural land and put a Shepards hut ( on wheels ) there for my own leisure use as a weekend/ holiday retreat , it will be totally off grid, are there any planning rules I should be aware of ?

Should I even notify the Council?

Hi Richard,

I'd hold off on buying the land before looking into the planning constraints.

This would be a material change of use of the land from agriculture/forestry to a mixed use including leisure/residential accommodation. As such, it would require a full planning application and be assessed against countryside protection policies.

To protect your budget, I'd recommended you talk it through with a professional first.
