Hi i have taken my kitchen wall up and put a new roof on it, at the back of the house. I have not extented out only a few course of bricks up so i have more head room in the kitchen. Do i need building regs or planning pemission for this. MANY THANKS

Many thanks for your message. There is a possibility that planning consent would be required much would depend on the individual property. Planning consent could be required depending on the kitchens relationship with the neighbouring property, its relationship with the highway and the end height. This assumes that there are no specific restrictions on the property put on by the Local Council. To give you a firm guidance it would be useful if you could email me your address and if you have any photos that would be useful too.

You are better advised to inform the Council, ordinarily there are no planning implications for the replacement of tiles however there are a couple of exceptions if the property is a listed building, if it is located within a Conservation Area with an Article 4 Direction on and if permitted development rights had been removed when the property was built (usually only applicable with new properties). Generally speaking you shouldn't have any issues from a planning perspective but you are best to advise the Council first.

If you can provide the site details I will then be able to have a look and give you an honest view of your likely chances of the principle of a self build. Theres a number of things that will need to be considered such as is the site in the countryside, a garden, how does it relate to the existing built form in the surrounding area etc. But if you drop me a line I will talk you through the initial steps that you will need to consider and give you a view over the principle.
